Why do I need a Help to Buy RICS valuation?

Help to Buy loans were based on a percentage of your home’s value, not a fixed figure. So when you repay (either in full or part), the government needs to know what your property is worth today. That’s where a RICS valuation comes in.

It’s the only type of valuation Homes England will accept. It must:

  • Be carried out by a RICS Registered Firm and Valuer
  • Include clear evidence comparable local sales
  • Be on headed paper, signed and dated

How long is it valid for?

Your RICS valuation is only valid for 3 months. If the process takes longer (for example, your redemption doesn’t go through in time), you’ll need a desktop update or fresh visit to renew it.
