Independent RICS property valuations for probate and inheritance matters
When a loved one passes away, the estate often includes property that must be valued for probate and inheritance tax purposes. Nuven provides clear, independent and compliant RICS valuations that help executors, families and solicitors progress the probate process with confidence.
We understand the sensitivity of these situations and aim to deliver a professional service that is accurate, timely and supportive throughout.

When you need a probate valuation
A probate valuation is typically required when:
- You are applying for a Grant of Probate or Letters of Administration
- HMRC needs a formal property valuation for inheritance tax
- The estate involves multiple beneficiaries and clarity is needed on value
- The property will be sold or transferred after probate
- A solicitor requests an independent valuation as part of estate administration
A RICS valuation ensures the property is assessed at fair market value with the correct evidence and reporting format for HMRC.
What your valuation includes
Your Nuven Help to Buy valuation will contain:
- A full inspection of the property
- A clear and reasoned market value
- Comparable evidence for similar local sales
- Supporting photographs and notes
- A signed valuation letter on headed paper
- Compliance with all current Help to Buy guidelines
Your valuation is valid for three months. If your transaction goes beyond this period, we can provide a desktop update as long as your property and local market conditions have not materially changed.

Retrospective probate valuations
Sometimes HMRC needs the value of the property at the date of death rather than the current market value. Nuven conducts retrospective valuations using historic market data, archived comparables and expert analysis to determine an accurate valuation for that specific date.
This is especially important when:
- There has been a delay between the date of death and probate
- Property values have changed significantly
- HMRC requests clarification or evidence
Our process
1. Instruction
We take instruction directly from executors, solicitors or family members, confirming key details, timelines and the reporting format required.
2. Inspection
A RICS surveyor visits the property. We approach all probate inspections with sensitivity and professionalism, understanding that the home may still contain personal belongings.
3. Report delivery
Your valuation report will be delivered within two working days of the inspection unless you request a different timeframe.
4. Ongoing support
If your solicitor or HMRC requires further information, we are available to provide clarification or updated valuations as needed.
